Dear VPV Homeowner:


Thank you for helping to make our special meeting regarding the Exterior Renovation Project, held on September 6, such a success.  With the amount of work put into it, we were pleased to have so many attend.  Your participation, level of interest, and positive feedback are appreciated in support of this extensive project.


We committed to provide the entire HOA with all of the evening’s information as presented, ensuring that all of the community receive the same information.  Enclosed are the talking points as presented by the various speakers, as well as a question and answer document to address all of the specific questions which were submitted through the process.  Some questions are of a general nature and were asked repeatedly, providing a format to respond to many homeowners at once.  Other questions were specific and unfortunately are just unable to be answered at this preliminary stage of the project.

In preparation for our meeting on the 6th, Phil Greer pulled together a photo presentation of findings from the destructive testing and other building evaluation and repair issues.  This presentation is now available on the VPV website at: www:villagepalosverdes.org.  The presentation graphically depicts actual examples of the deterioration throughout the community.

As stated on the 6th, we are increasing the pace of the project through this next phase which requires more availability than our Board and ERC volunteers can directly support.  We also need to ensure that we are cautious about areas of any potential liability, while still maintaining our fiduciary responsibility.  This last year was spent diligently reconciling the work to date and investigating options to continue in the most effective manner.  Now the time has come to enlist the assistance of a professional Project Manager to help administer the contractor qualification and evaluation process.  This service will allow us to effectively achieve the next level of progress in the planning phase of the project, as well as provide some professional and unbiased oversight.  We will work directly with the contracted Project Manager to ensure the services performed are specific to our special needs and effective for the project.  The HOA will be informed of any plans to contract additional professional services, but at this time none are anticipated until we are confident of our contractor selection.


Elections for the Board of Directors will occur at the Annual HOA Meeting on October 11.  Please be sure to attend and remember to bring your ballot so that we can achieve the required quorum.  If you are unable to join us that evening, please complete the ballot and mail it to Joanne Pena at Horizon Management.
