VILLAGE PALOS VERDES EXTERIOR RENOVATION PROJECT


MONTHLY UPDATE from DESIGN BUILD ASSOCIATES, INC.


In our last message to the homeowners we mentioned that the asbestos testing had been completed, meaning that the physical samples had been taken from the buildings.  Buildings built in prior to 1981, require testing for asbestos before renovation work can be performed.  The analysis on the samples taken has been completed and a final report has been provided to the Board and to Joanne Pena.  Here is a brief summary and findings:


Three surfaces were tested, the roof penetration mastic, the exterior building stucco, and the drywall joint compound (used between the sheets of drywall).


Penetration Mastic (Roof)

All the penetration mastic was found to contain asbestos.  This was expected, as the majority of mastics manufactured contain asbestos.  However, now that the percent of asbestos content is known, the materials can be properly abated and legally removed as part of the demolition for the reroofing.


Building Stucco

None of the twenty-one buildings’ stucco contained asbestos and can be removed without restriction.


Drywall Joint Compound

Only five (5) of the twenty-one (21) buildings tested positive for asbestos containing construction materials.  The addresses are as follows:

117 – 131 Calle Mayor (8 Units) Throughout

101 – 115 Calle Mayor (8 Units) Throughout

432 – 454 Palos Verdes Blvd. (15 Units) Throughout

147 – 161 Calle Mayor (8 Units) Throughout

189 – 195 Calle Mayor (4 Units) Throughout

It is our goal to minimize any disturbance to the interior walls and ceilings of all the buildings, however, if during the renovation project, the interior walls of the above units have to be disturbed, Professional Services Construction will coordinate the proper abatement and disposal of the asbestos.


If the homeowner intends to do any remodeling that involves removing the wall or ceiling material, Homeowners that own units at the above addresses, should not disturb, remove or dispose of the drywall joint compound contained in the interior walls or ceilings without a licensed and Cal/OSHA registered asbestos abatement contractor.

Reconstruction methods.

Sustainable replacement materials’ specifications.

Comparative cost analyses.

Preparation for the Special Meeting with the homeowners.


At the July 24th homeowners meeting, we “pulled back the curtain” and revealed the preliminary concept designs of what the buildings might look like when completed, as well as outlined the major components of the repair work that will be included in the renovation.
